I've been researching and the deal looks good but I'm really weary about the murder capital and getting stuck in a potential war zone.

I'm researching the options/futures that are easiest to understand, most cost efficient to acquire and manage like standard stock investing, and will write something up.

1st they gobbled up homes by the truckloads in certain markets (bigger homes, which don't cash flow that well but research shows vacancies are at 4-5 years) and now introduce loans to landlords to further flood the market.I ask myself, "why would they want to help their rental competition?"

Some examples:- House catches fire --> make sure you have proper insurance coverage- House floods --> make sure you have proper insurance coverage- Realize you don't want to be a landlord --> make sure you have researched property management companies in the area in advance- Decide you want to get rid of the property quickly --> did you purchase at a price such that it wouldn't be too hard to sell?

I did some quick research to educate myself, but then reminded myself to keep my eye on the prize.

So I did my research on the property and found out that owner only paid $8000 for the house total and comps show the ARV to be around $170,000.

There is so much information and now that I am doing my research it is very overwhelming!

I'm about to begin offering two flat-fee listing packages with different levels of services, focused on investors, starting in the New England states, and have spent a lot of time doing research on all of the east coast states.

I will have to do some research in my area.I don't mind if I need to end up doing my own inspections but was just curious what the norm was with most of you in the BP community.
