I came across a vacant property, public records show title is the name of trust ("Alex Smith Revocable Trust") - I wanted to see if it makes sense to contact Alex Smith regarding selling the property.The trust documents are not public for obvious reasons......

Why is it a good neighborhood, what are the values of the properties, what is a good deal and what is a bad deal in a given neighborhood market, is it up and coming or trending downward, are the schools good, is it near public transportaion (which I find particularly important for residential rental properties).

The only thing you can do is watch the public records after the home sells and see if the sales amount is less than what you offered, but that does not guarantee anything.
