What’s going to impact whether it has positive cash flow or not is how big of a down payment you put down if you’re going conventional to get your monthly payment as low as possible to make it cash flow once it’s a rental.

If you take out more money than you put it, your basis gets affected, and will impact your gain cal when you sell it. 

Again, your tenant does this for you...and that is profit, and new money.Paying off your mortgage has no impact on any appreciation either. 

The most impactful piece of advice I've gotten so far is to only buy a property if you would live in it yourself. 

If the pipe isn’t collapsed or seriously impacted, this solution can easily last 10+ years.

CA requires the disclosure of a death in a house for a certain period of time, 3 years from the date of death.If the area has a high Asian population it may impact your ability to rent the house.
