I have also have come across wholesale companies that want part-time, full commission sales-minded people which would probably be a great way to learn how to find off-market deals and surround yourself with investors.I have thought about the "work to learn" mentality a lot the last few weeks and agree with @Antonio Cucciniello  to a certain extent.

I can tell you its possible to squeeze a 3/2 into this square footage but just expect that the bedrooms will be on the smaller side as increasing the square footage for the common areas was prioritized.

I would prioritize finding an accountant who specializes in real estate taxation over one that is local.There are 20+ accountants on this message board who specialize in real estate taxation.

We prioritize what's important and don't desire the latest and greatest unless it's specific and made a priority in our life. 

My mental math says less than a 4% return on your cash.
