To say repairs and price increases imply unpredictable cash flow I think is an over statement if you are running your business right. 

The only reason to have the buyer’s broker receive a commission out of the seller’s proceeds rather than paid directly from the buyer is to roll the buyer’s broker commission into the total price paid for the property so as to qualify the property for a higher loan amount based on sale price.  

Great book is on this is "The Price of Tomorrow" I think the Author Jeffery Booth makes a solid case (probably much to optimistic) for the technologists. 

There are plenty of opportunities to find mentorship and funding if you know how to leverage your skills.
