I just purchased a 6 bedroom across the street and I'd like to end up with three listings:-9 Bedroom (both properties)-3 Bedroom (original property)-6 Bedroom (new property)I'm looking for tips from anyone that has successfully done this.

Not everyone chooses this route, but I feel that the money is well spent. 

I also like to "borrow" ideas and look at what amenities are most popular in that area so that I can include those amenities at my property.

I have a good feeling they will be able to.

-I like investing in college towns, as I feel it provides STR and LTR opportunities.

I feel I have asked my CPA too many questions and want to see how other people handle this.

I'll try to make house as sound proof as possible but aside from noise, do nurses generally feel unsafe since it's on the main road, more public exposure (lack of privacy), and more dangerous?

If it was a 7% I'd probably feel differently.

Any good bad tips appreciated.
