I would swoon from shock if I actually saw a good credit report.The big three credit killers I've come to expect are student loans, medical bills, and divorce.What I look for is the age of the bad credit.

When I tell them 3.5% down and a 600 score, most are pleasantly surprised to find out they are closer than they thought to being able to buy.

But if you're shocked and/or dismayed by the goings-on in the housing court (and not to scare you, but be prepared for it), you will really need to do some serious soul-searching about whether or not this "investment" is the best way to deploy your hard-earned $$.

Add to that the sleeping in your property thing, just another sign of a non-professional.It's really shocking how investors stick their necks out in terms of risk just to save a few bucks.
