The problem with carpet pad in a rental is that it holds/traps liquid (water, soft drinks, beer, pet urine) that the idiot tenants are not smart enough to clean up.

For example, if you don't allow pets in your rental, then you want to ask that question over the phone and not waste your time showing the rental to people who have pets.

I have 2 birds, do you charge a pet fee for the birds..."

and "How many pets do you have?"

Know the answers ahead of time: do you accept pets?

We do allow certain pets in our leases. 

The wording of my lease is that the tenant cannot take possession without all up front monies being paid, and it lays out what payments are due when - security deposit, first/last month rent, pet deposit, etc.  

Here we go, my pet peve again.

(Driving a tenant to the airport, helping a tenant dispose of their pet after it died, moving a mailbox to better accommodate a tenant need, replacing regular toilets with a chair height (ADA height) toilet for those who would benefit from such, sending a condolence card at a time of personal loss.)Move in packet with information about the neighborhood and contact information for reaching communicating with us.Move in gifts that will help them settle in.
