A Few Things I Have Heard While Listing A Rental...
Have 2 of my rentals listed right now for rent, and I have come across a few questions from prospective tenants. I wanted to get other investor's take on these comments below. Thanks!
"I just found out I had an eviction from 3 years ago, I paid and stayed there another 2 years..."
"There will be 3 adults on this lease, and 1 of them has had an eviction before..."
"I don't have much of a credit score because I just started building credit, but my income is over what you require..."
"I have 2 birds, do you charge a pet fee for the birds..."

@Dan Shelhamer Question 1. good thing is that they did disclose that they had an eviction and maybe they have cleaned up their act. The bad thing is that they had an eviction. LOL
Question 2. Same thing
Question 3. See summary below
Question 4. Thats easy. Its up to you. do they let the birds out of the cage. if so then perhaps yes charge a fee.
Summary. regardless and I MEAN REGARDLESS of what a tenant tells you. Believe nothing. run their credit, verify that the landlord they put on the app is indeed the owner of the property and not a bogus Joe. Run a full criminal BG check on any adult living in the unit. verify income with pay stubs. Call past landlords and verify their payment and conduct history. make sure they have an acceptable debt to income ratio. For example they could have a 700 credit score and make 100k a year but they also have so much debt that they could not afford the unit. They could have a poor credit score but have very little debt and make 100k a year. Could have been a divorce or other situation that caused their credit to be poor. If you are having simple questions like this I suggest you take your time in reviewing every application. best to be safe then sorry.
Hope this is helpful to you.
