You have to choose a financing type and on page #1, you spell out purchase price, down payment and financing dollar or % amount..what did they fill in there?

Hi Cory,If you are simply buying from someone that has a mortgage on it, you will not be handling the full payment on the mortgage.

I am looking for something that is user friendly, makes automated emails to tenants the day before payments are due, when they are issued a late payment fee, an eviction notice, has the best credit card processing fees and automatic payments. 

We were left on read basically after payment. 

I haven't had a car payment in 12 years and buy cars (when absolutely needed) with cash.While you decide what to do, I'd stick the 100K in US Treasury bills or money market (look up Vio bank) and earn 5.25-5.5% interest on it risk free.

Call note due demanding payment in full within ___ days for breach of contract etc etc. 

Have you had any issues with the city regulations regarding STRs using this method?

Having that fixed rate would definitely give you some peace of mind, and stretching the payment over 30 years could seriously boost your cash flow.

Probably has a better chance for higher cash flow in certain markets with that method as well
