I want to know if I was to purchase a lease agreement package for Kentucky from BiggerPockets, would it give me an option to customize the forms and add logos/headers to the forms?

STRs will sell for the appraisal value because of the loan packages that freddie mac and fannie may offer - so a lot of these lenders will just sell the loan to fm.

Many of the big brand name brokerages are locally owned franchises, so on one hand, there is a more "corporate" element to those offices, and on the other hand, the owners might still be local, with local market expertise, operating as a locally owned business affiliated with a national or international brand.

Elements such as low tri merge, low appraisal, unforeseen property issues are the main reasons I switch to other programs but I personally have not had a lot of issues with full doc IP purchase/refis vs DSCR Non-Qm clients.
