Financing a multi-prop deal (1 single family home, 2 duplex)

Hello BP Community! 

I have been preparing to purchase my first deal for a couple of years now. I recently came across a property listing of 3 properties described as being "sold as package". There is one listing referencing the other. The first listing shows 2 duplex properties and the second a single family home located right behind it. Combined the properties are described for sale as a package for $630K. 


I work a W-2 job and freelance on the side making about $80K a year before taxes. I would really like to buy this bundle as it is located in the same neighborhood as my family. I've run the numbers and this deal could bring in approx 10% cash-on-cash. 


Does anyone have advise on how to approach lenders to finance this deal? I do not want to go the commercial route, is this destined to be 2 or 3 loans since I would only owner occupy one?
