Seems like everyone is more concerned with dishing out marital advice than RE investing advice.

Most of the time I'll use them (when I determine the cost/benefit is in favor of insured contractors), but occasionally -- and this is often true of landscapers -- I'll determine the risk is relatively low, and the per-transaction savings are great enough that I'm willing to eat a potential cost down the road should there be an issue.

The only reason we have ours is because we occasionally use it ourselves as a vacation home.

Of course, we also spent about $200 loading it with cheap plastic dishes, silverware, utensils, a few pots and pans, and a cheap baking pan set.

I work from home and whenever I need to go downtown I just use public transport, and worst case there’s the occasional uber/lyft

Dishes go to the scrap yard. 

2) If they can't get access, why these lands have even value, even $1 for anyone else than the adjacent lands, since you can't even go to your land occasionally, without trespassing other lands?

Occasionally, one will be a probate situation.

Despite occasional comments to the contrary, there are still deals to be found with the banks. 

I ask people not to wear shoes in the house and guests do their dishes/take out their trash before they leave.
