Does anyone have a document or notice that they have used before about reminding the tenant the end of the lease and stating that landlord/homeowner does not wish to continue or extend with a new lease?

Private transaction is not on the hud.

We immediately gave 30 days notice that the rent would increase to $300/ month.

Does anyone know if the 2018 changes to the Dodd-Frank law will once again allow private lenders to loan on owner-occupied residential properties?

Drain the pool, cover it with a solid pool cover and tell her pool is closed and post no trespassing notices..

She has no intention of following the stipulations in the lease for breaking it (45 day notice, rent due during the notice, plus an additional months rent).

The answer is private money and I've exhausted my options there.

Most banks take 30-45 days to close while my private money lender takes 14, a seller will always pick me over the financed buyers.
