I've seen folks bring up HIPAAA.

So what you will find is that folks who have the Fannie rates/fees say "no" to you, and the folks who say "yes" to you are not offering those Fannie rates/fees, because it's not a Fannie scenario.

@Tony Zhang the only thing I would add is that after you follow the advice of the folks here and prioritize what is what, weigh whether the tenant requested repairs can be completed for increased rent...$600 in upgrades for $1,200/yr in increased rent is a no brainer...

Also since you inherited these folks, check their leases to make sure they were not leased a storage area too!

I know a lot of folks take the hard line of "don't let tenants dictate your business or push you around" I get it and I agree with that. 

If you can stomach the sleazy stage sales pitch by some of their partners (TILT, JG Francour, Corey & Tiffany etc) you’d find folks like Barry Maguire, Sherilynn Milsom, and maybe even Russell Westcott (doubtful he will be on stage) who actually put others success before their personal profits.

Diversification - sell one property and use the proceeds as down payments on several properties (very common with folks working with turnkey companies)2.
