I know this is not a traditional method but it works for me because to collect that money up front would pay for my holding costs for 2 months regardless of wether or not they come up with the rest.

I am not aware of anything that would keep anyone from renting it no matter how low the ceilings or ingress egress etc.On my personal home i put a concrete vault  on the side of the house with stairs out side the window of the basement bedroom so open window step into the vault and climb up the stairs.. was not cheap .. but its safe.
