From what I understand it doesn't really matter if we have a local CPA or a long-distance CPA, as long as there is good communication.Does anyone have any good recommendations for CPAs in the Northern New Jersey area or one who operates well with electronic communication.Thanks!

I am seeking advise on a good online tenant rent collection company please.I currently use Clearnow which charges $14.95 for the first tenant and $2 for every tenant after that. 

You can do it, but if it came down to a legal matter, the lease would set the standard. 

However a mortgage or deed of trust is a very different matter.

If my lease has a provision written in it waiving the 30 day period, does this actually matter what steps or rights do I have to not continue to rent to this person if I would prefer to find a new tenant once the 12 month lease is up. 

BP is a great wealth of information but you still have to network consistently online and in-person.  

We've looked online at some houses further out that are larger and have larger lots. 

It’s just a matter of finding the right team.

Get it inspected work the numbers again and see where it takes you. 2 years from now may or may not be an ideal time to sell anyway, so if you can keep it producing it may not matter. 800k is not outrageous at all given that income level.

This means that if I own units there it is unlikely that new units can come online and compete with me.
