yeah theres a lot of missing info and numbers on this. 7.5% isn't a bad rate on an HML actually however if you really are already putting down 25% might as well get a legit commercial or conventional loan.

And are you just hoping to do a flip here and there as a side hustle, or are you talking about making this into a legit business right out of the gate? 

As much as I like buy and hold, if you can get this for 40K off asking, I might have a contractor bid converting it to a proper fourplex (permits, all legit). 

If you can afford it you might be better off considering it a legit 20% down investment property then they probably won't care.
