(no, i currently do not own my own home, so anything "riding" on that is not possible.) i'm getting ready to place original oil paintings in vacant properties for staging (there is also an option to buy said work. not sure if this has any affect. laying out the picture.) 1. what kind of insurance do you all generally utilize with a vacant house. 2. who do you use?

The unit is tiled and will need deep cleaning but tenants are charged cleaning fee on move out per lease so I think raising the rent little bit and continuing with tenants makes sense.

If you had a contractor that could give you a bid for around 80k to do the whole thing, and he was honest, quick, and never made any mistakes, and you had 115k laying around, I'd sat it's a no brainer.More realistically, I don't know what material costs are on your side of the world, but I flipped a 4/2 here (without doing the roof), and I was into it for around 50k... but I did a lot of the work myself, and part of that is a year of holding costs because contractors bailed, worked slow, or never returned bids...

Pools are purposely structured to offer reasonable LTV's - in other words, the loans are not all 120%+ LTV.Anyway, my points are:the chances of a person on Bigger Pockets having $16 million laying around and needing this attorney is slim to none,the attorney is not an authorized marketing portal for any Fannie, Freddie or Ginnie pool of loans, those approved parties are specifically Bank of America Merrill Lynch, First Financial, and Castle Oak Securities.

Bill explained in detail he knows how to lay linoleum, paint, and do general repairs, the pain in the butt stuff that I always have to handle myself (like repairing screens, replacing door knobs, changing out faucets, cleaning an apartment).
