We want to be as close as we can for everyone involved.  

I realize with the latter plan there is more risk involved but I would also be collecting rents starting immediately from turnkey properties I was planning on buying anyways?

Such as, if the tenant; doesn't pay rent, fails to vacate at the end of the lease term, damages property, violates a condition of a written lease, is involved in criminal activity, etc.. 

I think its great that our community is becoming more educated and involved in real estate.

I'm totally new to this and have been consuming as much information as I can through the site, podcast, and books, but I've never felt more motivated and I'm excited to get involved in the BiggerPockets community (once I educate myself a little more, first)! 

Lots of regulation and licensing involved to run that kinda thing like a real business, especially if you are going into multiple states.

I don't know how to access your specific county's online system, however this is what I suggest you do to get started:1) Unless involving a guardianship for a minor, probate cases of Decedent's estates are public information. 2) Ask to see the Registry of Actions or similarly title list of new cases3) Start with a single case, typically the most recent filing.4) Request to pull the actual file to review5) Review the folder and note the documents and the order in which they are inserted6) Don't even think of separating or removing documents. 7) Determine what data you need, including Decedent's name, case #, PR name and contact info, etc.8) Most researchers capture the data then scrub later.9) If this is too much work, either pay someone else, find a commercial list provider or work another niche.

There is value in every service; if the individuals involved make the decision to be receptive to it.
