Expenses to account for: closing fees, loan origination fees, realtor fees(when you sell), appraisal fees, inspection fees, utility fees during ownership.

I got outbid last week by someone paying cash/no home inspection/1 week closing even tho my offer was higher :( So, now I feel I must sell this house to have cash in hand to buy next time one comes up.

If you are past the inspection period window you are now locked into that contract.

I broke down the rehab costs that I expected and then made an offer with a pass/fail inspection and a decent amount of earnest money.

I have a house under contract:Appraisal, inspection and bank approval done.just waiting on the closing date, but buyers want to rent the house while waiting to close.Is this a viable agreement?
