Focus on peoples pain points.

We're hoping to hold this for a while as it cash flows really well, but the $185 regime fee is just painful!

I've got my second one going to Gainesville this fall and we're looking for a small multi to ease the pain. 

We still have to deal with about two years of pain with the demo of the downtown bridges but there has been a ton of new activity downtown so it was way overdue.

I feel your pain doing that whole house.

I am looking into multifamilies/ sfh near college towns of Pennsylvania for rental income, I live in NJ / work in PA in healthcare and do not mind out of state investing.

The problem with being a tenant is that their choice is "sticky" because it's a pain to move.

Maybe if I left it running a little stronger, but I did not like that idea too much...)I live in Texas so I don't feel your pain so much but I have had  busted pipes at least once a year.

Not sure if you ever swapped wax rings before but they are a pain in the A$$. 

Generally - it seems - that ripping a band-aid now rather than dealing with a slow drip of pain over time is preferable.
