My rational is that repairs would not be a big issue and I could get warranty to offset any smaller repairs and so most of the generated rental income could be used towards the monthly payments and property taxes.

I understand what cap rate was originally designed to do (as David pointed out) but in practice I see cap rate being defined and described the way it was NOT originally designed to do.I keep running into posts where the "experts" would define cap rate as follows:"The capitalization rate is the rate of return on a real estate investment property based on the income that the property is expected to generate.

However, for this property by beautiful Lake Merritt, under rent control, it will not generate enough income to support a 75% LTV.

It should generate you enough leads to find good tenants.If there is an issue with not finding enough tenants, it might be due to some of the above key components not lining up effectively (what you're offering is conflicting with the website you're using).

I need a resource (competent authority) that can analyze the properties, rents, loans, and whatever else... and make recommendations to do (whatever it takes) to generate retirement sustaining cash flow.How do I find this professional?

Second Strategy: I am working to create a, " I Buy Houses, Home Solutions" flyer advertisment on, Microsoft Word, that I am going to print out on bright colored paper then deliver the papers to every house in the 2 hottest neighborhoods in my city and deliver more to 3 known neighborhoods close to home hoping to generate some leads and get some offers made and the ball rolling.I was looking to get some insight on these tactics and whether or not they might have worked for anyone in the past.

It's generating a pretty healthy amount of traffic yet no offers are on the table yet.

I'm thinking I can wholesale this for at least 18,000 and max around 23,900. please advise. 60 day close, and I've already generated some generic interest in the property. thanks!
