The house will not have the formidable qualities of the capital gain house, but its price is so low that nothing much can go wrong with it.

The issue is that flip transactions are considered a trade or business activity, and if a tax exempt entity like an IRA engages in a business on a regular or repeated basis, then there is a tax known as UBIT that applies to the gains from such business income.

I know we all have different areas of focus and different levels of experience in the industry, but would like to gain some insight for myself and for others.

Each time I've connected with them, they've always provided advisement and insights on why now is the time to buy.  

For me, what happened before the deal is I got a great education, I met my wife, I got a good job, I let them pay mostly for grad school, I gained the confidence I needed to take a risk.
