I want to actively work towards my deal as fast as possible but i'm unsure if I'll exactly be able to qualify for a conventional loan with my lower score and lack of a full time job.

I’m 28, finished grad school in 2015 and have been working full time for the last few years.

One thing you can do, if you only have the one credit card, is to use it to pay all of the monthly bills that you regularly pay and then pay the card in full each month. 

With full-time jobs and three little ones in school and involved in extra-curricular activities, adding any more stress to our current schedule would spell disaster.

My schedule is fairly open / flexible (some acting and restaurant work part time).Wife works full time.Have about 90K that we'd like to begin investing (real estate etc.)Our families live in Virginia.Wife is dual citizen in Colombia & U.S.I would like to make our money work harder and create passive income.

so send copy of paperwork back and ask for your full deposit as outlined in said copy of paperwork...

If nothing shows up bad, I wouldn't necessarily not take the full year.

My recomendation is get a full service PM, if you are making this decision, Im not sure what you are paying a PM for, you should be able to find a decent PM in that market for 7-9% and never have to review an application, to me  if you are doing the screening, what are you paying for? 

So an owner can quickly sell their property to someone like me that can buy/sell properties that need full rehabs.
