They left the items there for about two months and paid a $500 clean up fee for the items left behind.

If I have had a tenant for more than 2 years, I generally don't worry about broken leases especially if they leave it clean.

Could probably use new flooring. 

Fast forwarding to moveout, we cleaned the home to a very respectable living condition and notified the landlord we would be out mid-afternoon.

I paid for a cleaning crew prior to her moving in, and then she hired another one to clean my clean SFR. 

@Bryce LeeI wish we could, unfortunately it’s an older house with all origional wood floors, and a simple layout.

After I found out about it, I couldn't show the house to prospective tenants until the tenant came back and cleaned the bathroom.

It also helps to have someone local that knows people that can handle the cleaning and maintenance/repairs.

Once both air bnbs are up and running I am calculating about 1700 a month for all fee, bills, utilities, management and cleaning.

Since we don't want to negative cash flow for that long, our agent suggested renting the main floor right away as a SFH with the stipulation that they must allow contractors to work on the attic.
