Unless the land had such a signifacant value like over $500K you might find a private lender to put a junior lien against it if you own it "free and clear".I have seen some private lenders offer a higher LTV even 100% if the collateral is sufficient, but again land is tough to resell unless its commerically zoned in a great location.

You will find better events into NJ or Westchester as NYC is unobtainable for most new investors.

Get to know the agent, be friendly and professional...if the property goes on the market and doesn't sell for a while, that agent will probably call you back.You might want to send out letters/mail campaign to find your own off market deals.  

Finding a good script or preparing one will likely help you with this endeavor.

Has anyone run into this issue with not finding any comps and if so what did you do to find the right price and get it rented? 

Property shark, prop stream and attom data are pretty popular.You can find a recently renovated property that has sold via zillow.

I had purchased title insurance and they did not find anything regarding this.
