Even though this isn't my first time buying a home, I am still extremely nervous and eager to pursue my goal. 

There are SO many scams originating out of Nigeria that your chance at having found something legitimate are extremely slim.  

@Leigh Ann Smith  Hi, thanks for posting...you are correct the property tax here in Texas & I didn't mention that this property is located in another state where property tax is extremely low.

Where I live it would be miraculous to satisfy a .3% rent to value ratio, so investing here really doesn't make sense.

You own 2 houses on one extremely large lot.

Vinyl plank, it looks like wood but is extremely durable.  

After that, if you have satisfied the experience points requirement (http://realestate.utah.gov/forms/re_broker_exp_doc...) you are eligible to take another 120 hour broker course and another test and more bonding.  

We are both extremely driven and have been successful in business ownership for years.
