We consider the BP community to be the most informed in the country, or at least that we have easy access to.We are finding that experienced investors, if they see the investment as risky, they wont invest, and the amount of investment required doesn't increase or decrease their interest.  

I'm looking for experienced investors to point me in the direction of a trustworthy real estate attorney.

I can't imagine that this is an all of a sudden problem, they must have experienced this in the past.However, if it is an easy fix, maybe running another line, I will consider it.

So, for the experienced buyers out there, did you look at properties before proof of funds or did you at least talk with a commercial lender first and get some sort of commitment? 

What does the wizened experienced brain trust have to say?

It is just my opinion but, one of the things you might want to do is start by talking to a lender (after you've made some local contacts in clubs etc to immerse yourself in 'the culture' with the experienced).
