Plus the PMs I work with know that keeping an existing tenant is easier than loosing one so if they charged me $150 to resign an existing tenant for another then I would expect the tenant to cover that cost over the year.

If you don't want to keep the tenant, hand them a letter that says you will not renew their lease and they are expected to be out by termination.

In fact, it may even be questionable whether or not you would even be allowed to accept it since your contract date was likely prior to your licensing.It doesn't hurt to ask for some type of concession from your agent, but I wouldn't expect a commission.
