Plus the PMs I work with know that keeping an existing tenant is easier than loosing one so if they charged me $150 to resign an existing tenant for another then I would expect the tenant to cover that cost over the year.

If you don't want to keep the tenant, hand them a letter that says you will not renew their lease and they are expected to be out by termination.

Personally I would walk it with him, create the scope of what needs to be done and have him bid that verse expecting him to bid what you want.

Every contract is assignable, and expect him to wriggle out of his end of the deal using contingencies like "consulting his business partner".

I would expect that it won’t get reduced.

This ended up being harder than I originally expected due to a number of factors, but probably the biggest one was that I had built my business up so quickly and had completed so many properties before I ever filed my business' first tax return.

Here are my numbers on it to give you an idea of what to expectSo my advice would be either expect to be patient and wait for the right deal or consider other areas that have better returns.  

In fact, it may even be questionable whether or not you would even be allowed to accept it since your contract date was likely prior to your licensing.It doesn't hurt to ask for some type of concession from your agent, but I wouldn't expect a commission.

No action gets no results and only broken dreams.

Clients are always happy when they ask their CPA how much they owe and they can say nothing or much less than expected.
