Just to ensure that we're covering all of our bases, I'm curious if anyone has put together a lease amendment for this type of scenario prior to going under contract for the sale. 

I checked with my lender to ensure that a quit deed claim is something they're ok with.

So I am preparing to started a business in wholesaling, yay me :), and one of the major components I have been tinkering with is how to ensure what I have on my hands is an actual deal.

I would Google really thorny condo questions and see what law firms were involved in cases that went to IL supremes, that would be a fairly good indication the attorney's had some experience.

Preferably ones that have legitimate ARV numbers and have legitimately good fair deals.

Of course we did rent comps as well to ensure that the upside is real.  

With many properties, you have to absolutely ensure that you're getting a manageable tenant base.
