You could search for the type of properties you would want, price point, size, owner current debt, etc, etc, and the system will find properties that will likely make a deal.

In Ewa, you should be able to get a few more true comps around the same size as your target property without having to use one that's 600 sqft larger.

Obviously the size of the lot will dictate how many units I could ultimately get in there but this zoning designation is pretty crazy in what it allows for developers to do.
