I received multiple messages instructing me not to tell anyone it’s an Airbnb, restricted pool usage hours, had to pickup the key from a completely different location which made the check in more difficult (lock boxes apparently weren’t allowed on property- nor the ability to use electronic locks) and the experience overall wasn’t that great (even though the unit itself was nice).As an Airbnb owner myself I always struggle when I want to leave someone less than a 5 star review but my wife wants me to leave a 2 star.

Box for mailings, but then found it hardly used, since email and faxes are the primary media for doing business.

I know that there are some electronic ones that you can see a record of who entered it, change the password, etc. on your phone.

Trying to advertise or do a lot of social media is generally a giant waste of time against the behemoth

What are people using for tenant screening, electronic lease signing, online rent payments and general property management tools?  

They also invoice each tenant individually on the 25th and I pay .50 for each electronic payment.I pay the bills and use ReceiptBank to take photos of invoices and send them to the bookkeeper.I really don’t know a Property management software that will do this without costing much, much more.

Emotional: Do you spend too much time on social media getting caught up in the "daily drama".

They were able to not only get me qualified but walk me through the entire transaction electronically so that not a single piece of correspondence ever came near my current home.
