There are thousands of properties that fit my criteria however, I'm not sure the most efficient process of marketing and keeping track of these leads.

I am looking for 5 efficiency units apartment complex that gross around 3.5K/month.

You are paying someone for every trip to make a small repair after tenant moves in...this is NOT efficient.

They may not be as efficient as a split system or standard gas/electric furnace.They are terrible if the house is poorly insulated,  cost about $2.50 a day if you run them all the time. 

Major corporations have spent large capital building modern, efficient, new, student housing facilities with amenities specific to the desire and needs of students.  

Look at the windows....often I see these painted shut if they are the original wood sash windows....that might be a liability if a rental....and then you get in that dilemma...do you spend a ton of money to restore them...strip all 5 coats of paint and 100 years of muck or do you take them out and replace them with something more efficient.
