The worst is between the ears.

I usually follow up with them once, but that's it - I don't want to be too pushy.Another thing to note - we sometimes greet guests when they check in (if not we have a keyless lock on the front door so they can let themselves in). 

Then, she moved into a new apartment complex which had a separate bedroom and bathroom (deadbolt lock on her bedroom door for when she was out) for each student in a 3 bedroom/3 bath unit, with a common living room plus kitchen ... this plan was perfect for all; they could be all together or separate whenever they wanted, plus they were not arguing to get into one bathroom for date night, etc.

We have found the best way to keep things running smoothly is to have a designated "Den Mother" in the house - in our case, my sister-n-law.4) You will be carrying all the utilities; as such, it is in your best interest to invest in programmable thermostats (with a lock-out limits on max and min temperature settings); low-flow fixtures and LED lighting.  

Apparently in a short sale the seller has a say in who gets to start going at it with the bank,(who locks it up). 

The thing is, I have no way of entering the home since it is locked thus I can not find out what repairs are needed.

You're not going to buy a building and find bags of $100.00 bills locked away in the mechanical room.

I refinanced the 1st property (locked in and lowered interest rate and extended term) when I closed on the 2nd.
