Hi everyone,I found a deal that can annually generate $17k annually in rent, @ 100% occupancy, AFTER taxes, mortgage, maintenance fees, internet, utilities, etc.Plan: Master Lease Option property with a downpayment ($15K) from a private/hard money lender.

The marketing and approach will be very different for these 2 distinct populations.Not sure you will get a university to endorse private housing, but you could establish a brand and market via the University's newspaper, radio, bulletin boards, etc.

Hard money may be your best option or head up to some REIA meetings and try to partner with a private investor. 

Could I find a private lender willing to work with me or do I need to bring more money into the deal and get a 30% equity position?

I'd tie it up under contract immediately, and do some proactive due diligence on it.The biggest "hidden" cost in most deals is the ramification of private water and sewer, which this deal does not suffer from.
