If he is going to terminate the lease it has to be before November 1 2018 and after February 1 2018 which was his idea and we agreed on that (in Wisconsin no one wants to move in a blizzard and it’s hard to find new tenants in winter) I have legal documents for a lease, and a blank addendum page to write these details

yes im willing to do it right , im just figuring out looking for the best in depth forums , podcasts & books im not in a rush at all to just throw myself into shortcuts & anything , want to avoid as many mistakes as i can  . its more confusing to me about all the contracts & forms , the assignment contracts & etc i have analysis paralysis lol

Stay conservative with your analysis until the numbers can be confirmed with actual data; Tax returns, P&L statements, Rent rolls, etc.
