I suggest you develop a fairly detailed scope of responsibilities for that PM, including how often you expect him to be there and exactly what kind of interactions, inspections, reporting and other activities & responsibilities you expect of him.

I'm hoping any or all of you would be willing to share details of the MHP deals you've done so we can all learn from each other...Anyone willing please share as much detail as possible such as number of units, #of park owned homes, purchase price, lot rents, loan structure, infrastructure, capital improvements needed, value adds etc...mistakes made, hindsight lessons etc...

@Jordan Moorhead that's correct, a realtor for one of the properties replied requesting a letter from a lender:"If you would like to place an offer here are the details I would need to write.

We called the listing agent and let them know of the error…but just to be sure, I went outside and checked the address on the home – it turned out WE WERE IN THE WRONG HOUSE!

I've written to her and tried to request *address service* on that letter since that same lien hasn't been paid in the last couple of years.I'm guessing my best course is to consult a legal professional but I'm trying to get as much leg work done ahead of time.MY QUESTION: If I'm able to make contact with any of the 'next of kin' for either party, is it possible that one of the parties can claim 'adverse possesion' and claim rights if I cannot get both entities together on the deal?
