Notwithstanding my opening comments above, the fact that you came up with $280k and someone else came up with $235k is too much a spread and is a major red flag.

The old basement floor had a red paint that turned to powder/dust. 

Add in some tenant damages, or lengthy evictions and you are  farther in the red.

If you don't score deep enough then it will not snap as cleanly or it won't even follow the score line. 

Attorneys can get in deep trouble with that kind of stuff.
