Never use any outside vendor to analyze deals especially anything that uses Zillow as the database. 

Many here don’t realize that for IRAs, there are custodians and there are administrators.

That and most small residential projects do not hire architects to take on the Construction Administration (CA) phase of the house building.

If a 401(k) loan permits loans, the administrator doesn't normally care what you're going to do with the money.

Pricing comes from historical databases with input from the local market and can vary widely based on the project type, size of project, location, etc.  

If you're an uber-nerd like me, you need to pull the different data sets out for different metrics, and cross reference the data based on geographies...but that's a topic for another time, (and likely just for data nerds like me).In the end, we were able to pull various data sets that shed light on various areas.

Thanks to the work of @Dave Meyer and the BP Insights team, I was able to take rental market data sorted by zip code to create the following spreadsheet of Tucson's top zip codes:You will see I sorted the data based on average inventory for a 5-week period in February/March 2020: the number of rental properties being advertised "for rent" as presented in the BP Insights dataset.

Knowing what I know today I will not consider a person with an eviction EVER I don’t care if it was back during the carter administration, if they have an eviction that’s it ..we are done !

Developing that trust with someone you don't know may seem like a challenge, but if you approach it correctly, you should be able to achieve a pretty solid foundation before you engage.One way to approach this is to look for investments with professional administration.
