I plan to keep all my rentals in Wilmington as I actually really like the market...and for the neighborhoods that I'm looking to invest in there's a decent amount of redevelopment trying to happen and I like the idea of being able to contribute back to the revitalization of an area that's at-risk for going to the dark side.

We figured it out quite easily because it was a smoking deal in a city smoking deals don't often turn up so we were skeptical going into it and had our expert title guy really do his homework on it.

I have a tenant that is smoking weed in the house.

No Drugs, no parties, no smoking in house etc….4) Do not become friends with your roommates.

He chose the apartment partially based on their no pets policy. 2) They smoke pot on the porch (now legal in NV). 3) They participate in various other activities like drinking and vaping.

Houston housing market as many know was HOT HOT at this time, but I still feel I got a smoking deal on it. 35 offers on this particular house.How did you finance this deal?

I know the experts here on BP will be able to tell me if I'm smoking some funny stuff.The idea is; why not do a lease option for these very same sellers?

The same is true for homes with broken windows, lead paint, missing smoke detectors etc..
