It sounds like you may be emotionally attached to this particular property which can be dangerous. 

State on the form to your tenant, that the ESA cannot be a dangerous breed due to insurance restrictions, list the breeds.

But someone repairing the basement there said it is not mold but Asbestos which seems to be more dangerous staff.

Oh boy, improving a property you do not have title to is dangerous.

You must pay to have your house tested for those items and then if they do have them, pay to have them cleaned or disposed of properly.It sounds like you possibly purchased these properties sight unseen which can be very dangerous, especially in a market like Detroit.

I agree with you that some danger can occur for beginners, particularly if the list agent is good as you stated.
