@Leon Lai: one thing that adds to the cost of window replacement in Michigan, is the state requirement that any working area bigger than 6 square feet, requires a contractor to have a state issued Lead-Based Paint (LBP) certificate, showing they passed a class on how to address LBP while working on houses.While that requirement excludes a lot of handyman, $1000/window is still abnormally high.I would question your PM as to why, "her findings are only a couple of contractors".

Pick a solid B-Class suburban area.

GaREIA has a ton of very experienced investors, subgroup meetings for every angle (creative financing, landlords, flippers, multi-family, etc), and great, reasonably priced training classes.   

Some people have found success with condos, but I think it's a much more difficult asset class.

Primary and secondary markets, class A and B assets will probably only see a very slight drop in valuation.That's my opinions.

Hi John,The BP fam can correct me if I am wrong, but I do not believe that you can do an owner move-in eviction for tenants in a protective class.

There's tons of discussions about great rental markets for 80k houses that rent for 800/mo (cleveland, memphis, KC, Indy, OKC are perennial big hitters).What about the markets that have fairly easily rentable 2k houses in B class that still cashflow, albeit not as well as the ones mentioned above? 

My tenants hate window units and radiator heat but I'm in C class neighborhoods of Delaware County and most of the time the added cost of central air doesn't make sense for me, unless the duct work is already installed.
