I have a conventional mortgage on the current property owing 32k, however I want a multi family next how should I go about obtaining another property without having to wait to pay off this current property?

A inventory of repairs and problems.-  I call or text my locksmith a couple times a month to check in.  

But if you can get 20% equity into it, then you can refi into a conventional loan and repeat the process!

The area I prefer to invest in is near a big university, very limited inventory and in high demand for renting (so many investors present). 

You may also want to check the FHA, VA and conventional loan guidelines regarding obtaining another loan after a short sale.Good luck,

Because of her being turned down we are considering going the conventional route or possibly commercial for a 5+ unit.

Of those 7 contracts, 2 of those investors would like to add their inventory of 18 (between the 2).  1 has already started committing to me on paper and we are in negotiations for 5 additional properties.  

In the next few months, I'm hoping to buy and move into a property (with a conventional mortgage).
