There are lenders who will do the loan if no health or safety issues even with litigation (depending on the details). 

I do like how detail-oriented the model is, compared to some i have come across.

There were 2039 active listings in the 3 county in March 2024 compared to 1726 in Feb 2024 and only 1586 listings in March 2023. 

They will probably only lend 65-70% of the purchase price but this will depend on the lender. 

Not sure if rents will justify with HVAC alone, but I have seen tenants prefer my properties much more compared to the other rentals in the area.

The IRS compares 1099s against total rent reported across all Sch Es.

The factors specifically in the lower keys that I'm trying to compare and either disprove my underwriting or validate it is that pool question (thank you for your answer on it) and dockage question.
