It's good to use a management company as the will typically have a proven process for raising rents.

I don't think private lenders would have this requirement, unless title companies encourage wet sign as standard practice.

My vote: Let a title company do it for you for cheap, just give them the terms and they'll draw up the paperwork and make it nice and easy for you both to just sign on the dotted line.  

I don't think a property management company is going to pay someone with no experience and has only read books to help "improve their efficiency".

The vast majority of escrow/title companies still use email to send/request documents e.g. disclosures, wire instructions, etc.   

You should be sure to present to your company first, get a rejection in writing, then go get it under contract personally.
