My heloc loan officer told me they calculated this as if I immediately accessed all of the 137k at the highest interest rate possible.

I think once things get back to normal and people start to come back to SF Bay Area offices, AZ house prices will start to fall and can fall pretty hard.

If you're new and doing one house at a time without employees, an office or other overhead, pretty much all costs are going to be COGS (costs directly related to your properties and renovations).As you start to scale, your expenses will increase, as you add layers of management and other overhead costs.
