Several bidders using online mapping were feverously bidding on the property.At another sale a 3 story brick row house looked good from the front, but to see the back you had to go all the way roaund the block to access an alley to see that the entire rear wall had collapsed into the back yard and there was no rear wall to the house.

These are things like paint color schemes, keeping each property in good repair, pet restrictions, holiday decorations, rental caps and all that small minutae that goes into how you can use your property and what you have to abide by.Rules and Regulations generally DO NOT require homeowner quorum/votes to change.

Tried to flip it (no go) but held on and rented it .Sold it a year later making (minus all cost) $25,000, We were scared couldn't sell it but my wife saw a realtor on next block who really knew the area and people.. after we listed with her sold it in 30 days, this is after our contract expired from franchise fsbo --promised the world but didn't deliver.

Moving, blocking/backing, underpinning, etc is actually a pretty expensive thing to do for a home that will only be rented for a short time frame.

The duplex needs downspouts cleaned and an additional one added, plants trimmed away from the house and removed, glass block windows installed in the basement, some tuck pointing, caulking and grading done.
