However, if you're pretty sure the owner's in "trouble" try to determine her "zero out" price on the house, when you view the property look on all closet shelves and kitchen drawers to see how many late notices from the light company, cable company, Sears, Master Charge etc are sitting around.

I would include the fact that you are NOT a Realtor and that you will not charge them any fees or commissions to sell their house.

I use the online service of the USPS to send them.They charge me a printing and production cost of $.43/card to print, address and mail the cards.

Agent charges when you buy are paid by the seller, so don't really affect the price.So, I'd say if you FSBO is, pay some concessions and use conventional financing, you might get away with paying $105K for it and still get about a $15K profit.Are houses actually selling in the neighborhood?
