Your set on starting this path my first move, in your shoes, a man with no debt, no commitments, no family to provide for, I’d take a trip to a city that would make sense and connect with an investor friendly re agent.

All you're doing is laying a guilt trip on yourself, and in the end you are just negotiating against yourself.

In my experience, many people have trouble or get tripped up at certain points along the continuum.

It should be a quick flip(2-weeks hopefully)  I'm looking for an ambitious new investor that would be willing to be the boots on the ground for me....take pictures of contractor work, Add a keybox, Possibly take a small trip to the dump, etc.  

On my next trip home i and going to be doing some networking and start putting together a team of people to help me on my endeavor.

Congrats on your due diligence on this character, now you know to stay away from him and not waste any more of your valuable time.

Including first floor units; What I mean by that is that within the walkway, some first floor units also have chairs, benches, toys, hoses, shrubs that also equate to a “tripping hazard” To me it seem they’re singling me out: “you need to move it, people are tripping over it” I am completely respectful of other people’s comfort within the walkway and I went as far as to measure what area is underneath the patio perimeter of the twin unit above me, and I sawed off a partition of the legs.

The biggest "Ah-ha" is discovering how many shady characters there are in this business, and how a superior performing vendor can go rogue practically overnight.
